Chimney Repairs & Repointing in Sussex

If you want to keep your chimney, it needs to be watertight and sound. Most problems start small: a few open mortar joints, a cracked flaunching, a loose pot. Left alone they let water into the brickwork and down into the rooms below.

Through our sister company Royal Roofing we also handle the roof work around a chimney, so one team can deal with the whole problem.

Common chimney repairs

  • Repointing: raking out worn mortar joints and refilling them.
  • Flaunching: the mortar bed on top of the stack that holds the pots and throws off rain. When it cracks, water goes straight into the stack.
  • Pots and cowls: replacing cracked pots, fitting rain caps or bird guards, and capping unused flues while keeping them ventilated.
  • Spalled or blown bricks: cutting out and replacing damaged bricks.
  • Leaning or badly cracked stacks: taking down and rebuilding from sound brickwork.

Lime mortar on older houses

Most houses built before about 1920 were built with lime mortar, which lets the brickwork breathe. Repointing them in hard cement mortar traps moisture and can damage the face of the bricks. On older stacks we repoint in lime to match. On modern stacks, a cement-based mortar is fine.

Signs your chimney needs attention

  • Damp patches on the chimney breast inside, especially after rain
  • Bits of mortar or brick in the gutter or on the roof
  • Plants growing out of the stack
  • A visible lean, or cracks running through the brickwork
  • Water marks in the loft around the chimney

Chimney Repairs & Repointing: your questions

Can't see your question? Call 07957 072703 and ask.

How much does chimney repointing cost?

Access is usually the biggest cost. Once scaffolding is up, it is often worth doing the flaunching and flashings at the same time. Send us photos and we will quote for exactly what your stack needs.

How do I know if my chimney is leaking?

Damp on the chimney breast, water stains in the loft around the stack or a musty smell from the fireplace are the usual signs. The cause is normally worn pointing, cracked flaunching or failed lead flashing.

Should I repair or remove my chimney?

If you use the fireplace or want to keep the look of the house, repair it. If the flues are unused and the stack needs a lot of work, taking it down is often better value in the long run.
