What chimney flashing is made of
- Front apron: the lead dressed over the tiles on the downhill side of the stack.
- Stepped flashings and soakers: on the sides, stepped into the mortar joints and lapped under the tiles.
- Back gutter: on the uphill side, carrying water around the stack.
Repair or replace?
If the lead is sound but has pulled out of the joints, it can often be re-wedged and repointed. If it is split, thin, or has been patched with sealant or flashing tape, it is usually better to replace it. Chimney flashings are normally made from Code 4 lead sheet, dressed to the shape of the roof.
£ Cost guide
Chimney Lead Flashing costs
Every chimney is different, so we price each job individually. These are the things that change the price:
- Access: whether scaffolding is needed
- How many sides need new lead
- Roof covering around the stack, and how many tiles or slates need lifting
- Whether the stack needs repointing at the same time
