If you manage, own or are developing a building with chimneys that are failing, leaking or no longer needed, we can survey it and give you a clear, itemised quote.
Who we work for
- Managing agents and freeholders of blocks of flats
- Landlords, including houses in multiple occupation (HMOs)
- Owners of flats above shops and other mixed-use buildings
- Developers and builders converting or refurbishing older buildings
- Owners of offices and other commercial premises
Chimney work on blocks of flats
Converted houses and older blocks often have large stacks carrying many flues, each serving a different flat. Before any flue is capped or any stack is reduced, every flue has to be traced and checked so that nothing still in use is blocked. We then reduce, rebuild or remove the stacks, make good the roof and cap and vent any flues that remain.
Where chimney breasts are removed inside individual flats, the support for the masonry above has to account for the flats above and below, and for the party walls between them.
Consents and consultation
- Freeholder or landlord consent for any work by or for leaseholders.
- Section 20 consultation with leaseholders where major works will cost any one leaseholder more than the legal threshold (currently £250).
- Building Regulations approval for structural work, such as removing chimney breasts.
- Listed building consent or planning approval where the building is listed or in a conservation area.
- Party Wall Act notices to neighbouring owners where the chimney is on a shared wall.
- Scaffolding and pavement licences from the council where scaffolding goes on the highway.
Asbestos, access and safety
Buildings constructed or altered before 2000 can contain asbestos, including in old cement flue pipes and cowls. Where it may be present, the building’s asbestos information is checked before work starts, and anything found is dealt with by a licensed specialist before the chimney work goes ahead.
Taller buildings mean more scaffolding and more planning around access, deliveries and waste. We agree working areas, keep entrances and routes clear, and keep the site tidy throughout.
Working around residents and tenants
- Residents told in advance when work starts, how long it will take and which areas are affected.
- Entrances, stairs and parking kept clear and safe.
- Dust protection inside flats for any chimney breast work.
- Rubble removed as the job goes, not left on site.
